Pre-Construction Services

New commercial construction begins well before the foundation is laid.

From proper zoning to ensuring all necessary utilities are available, a construction project requires close attention to the details.

We ensure proper and careful coordination with construction engineers, architects, and interior designers to help realize the look and operational integrity of the space. Through years of forging professional relationships, D&R can quickly pull these elements together and formulate a budget and schedule for your project.

Breaking Ground on a New Project

Once the zoning, permits, blueprints, and other preliminary design work is completed, we begin the onsite work with the groundbreaking for your project.

This entails carefully surveying the property, locating the required utilities, clearing the space, and laying out your new construction’s perimeter to start laying the foundation substructure.

Once the perimeter is staked out and the substructure delineated, we can then proceed with the excavation of the property. Concrete is poured into the foundation, rooting it into the ground with either helical piles or footings. This part of the project is weather-dependent, and prevailing conditions could impact the construction schedule.

Our team will remain in close communication to ensure you know the status and any adjustments to the overall timetable.

Construction Management

The next step after the foundation is laid is beginning the framing for your new commercial property.

During this process, your project’s exterior shell will be finished. Through close collaboration with our team, we will decide on the materials used to construct your building while remaining on budget.

Once the exterior shell is erected, the detail and finishing work begins. This is when the building gains its personality, and the project starts to take final shape.

Interior Spaces

The final phase of a new commercial construction project is the completion of the interior space. The first part is practical, including the installation of electrical equipment, HVAC, plumbing, and other necessary systems that allow the building to function properly and efficiently.

After the mechanicals are installed, we move on to finish the interior space to accommodate your business’s functional and corporate aesthetic.

At D&R, we will coordinate with you, your designer and various to ensure that your space is both functional and aesthetically pleasing based on your budget, vision, and the building’s intended use.

Finishing the New Commercial Construction Project

At this stage, the interior finishing is complete, but there are still some minor tasks necessary to conclude the project.

Depending on the property location, landscaping could be required. Additionally, your building might need drainage, sidewalks, pavements, or a retaining wall.

Finally, we will review a “punch list” with you to confirm that the job meets your expectations and that there are no small final pieces of the puzzle that need to be put into place. At D’Lauro & Rodgers, we are committed to reviewing every project in minute detail to ensure you are satisfied with the final product.
