When we talk about the traditional pre-construction services, we often think about the process of making cost estimations and sending out a bid for a project. However, if not done carefully, the estimations can be inaccurate, the bidding process can take excessive time, resulting in a project that is over budget and behind schedule.

At D&R, we do things differently. Our pre-construction process is completely individualized to your construction project. A closer relationship during the early stages of the process allows for a strategy tailored to your specific desires and needs.

The Initial Concept, Evaluation, and Budget for the Project

Every project begins with a series of meetings to understand the client’s goals and objectives.

Then, our primary concern becomes working on your behalf to coordinate all of the moving pieces to fulfill the project’s scope and address any budgetary and scheduling constraints. 

Our 350 years of combined industry experience allows us to coordinate project managers, architects, developers, and the client effectively.

Part of the initial process is evaluating the feasibility of the project. During this process, the project’s final conceptualization starts to come into focus, including building appearance, materials, and the overall layout of the construction. At this stage, we also appoint inspectors and additional design consultants.

We will work with the architect while they complete the final piece of the initial evaluation process and generate the schematic design. The design gives the client a visualization of how the final construction will look. D&R manages this process in close collaboration with the architects, designers, and the client to ensure it runs smoothly. 

Since this is still part of the initial process, there is an opportunity for you and your team to provide feedback and modify the project’s designs and objectives.

We consider many factors when estimating a pre-construction budget for a project. For instance, we will evaluate the cost of materials, suppliers, equipment, subcontractors, fees, and other costs unique to your project. This is the best time for us to examine cost-saving alternatives that still adhere to your vision.

Site Analysis, Engineering, and Selection of Equipment and Materials

The next phase of the pre-construction process is evaluating the site of the project. This is yet another opportunity for our team and yours to evaluate the available options and look for cost-saving opportunities.

This phase is also crucial to determine whether the site is fit for the purpose proposed and if there are any foreseeable concerns or problems that could be encountered. The next step is creating a preliminary construction schedule. This initial schedule will pinpoint specific milestones and set a timeline for the entire project. During this process, the client, subcontractors, and other relevant parties will provide their input and concerns to finalize a working schedule.

Part of any commercial project is managing multiple permits and inspections. Required permits should be obtained during the pre-construction phase. Final Budget and Bid Packaging
